Seven-bedroom student houses in Lancaster. Be ready before one comes up.
Seven bedrooms is one of the scarcest sizes in Lancaster, so the work is getting seven people ready rather than refreshing a listings page. Our own seven-bed is the King Street house, open for 2027/28 viewings at £149 per person per week.
A group of four can afford to decide in February. A group of seven that decides in February is usually deciding between what is left. Lancaster is better than most cities for large houses, because the centre is full of Victorian and Edwardian buildings that were never divided into flats, but seven bedrooms is still a narrow band: below it, ordinary terraces and semis supply the market, and above it the very large houses are run as bigger group homes. So this page is written around readiness rather than a grid, because the grid for this size is short in every letting cycle, including ours.

Council Tax at seven is all-or-nothing
GOV.UK states that households where everyone is a full-time student do not have to pay Council Tax, with full-time generally meaning a course lasting at least a year and involving at least 21 hours of study a week, and that a household including one non-student is not exempt, though a discount may apply. The exemption covers the whole house, and seven people give it seven chances to break: a placement year, a repeat year, someone finishing in January, someone dropping to part-time. The bill lands on the household rather than on the person whose circumstances changed.
It is also not automatic. Lancaster City Council states that a student is liable from the tenancy start date and that the exemption is applied once the council has proof of studies, so somebody in the house has to send it. Ask all seven to confirm their status to each other in writing before signing, agree there and then who would cover a bill if one ever arrived, and make sending the proof a job with a name on it in the first week.
The only thing seven people split is the rent
Every home we let is bills included, so the home’s electricity, water, heating and fast broadband sit inside one weekly figure per person, with a TV licence provided and laundry access at the properties that provide them. Fair-use allowances exist and vary with the size and type of the property, and we confirm the package for a specific house in writing before anyone signs. That matters more at seven than at any smaller size: the classic shared-house argument is not about rent, it is about the person whose name is on the gas account chasing six others every month.
So the only number seven people compare is the rent per person per week with the bills already inside it. Each home carries its own rate on its own listing, and the King Street house is £149 per person per week for 2027/28. Around that figure sit the deposits, and a tenancy that typically runs 48 to 50 weeks with the summer included and no separate retainer, paid monthly in even amounts. Ask for all of it in one written reply.
Our seven-bedroom house on King Street
The house is a Grade II listed building on King Street in the city centre, LA1 1JN. It has seven double bedrooms, every one with its own hand basin, two bathrooms plus a separate shower room, and an open-plan kitchen and lounge. The kitchen carries two large fridge freezers and two ovens and hobs, which is the detail seven people notice in October rather than on a floorplan, and free laundry facilities and a courtyard come with the house.
King Street is close to Common Garden Street and Lancaster Bus Station, and about a fifteen-minute walk to the University of Cumbria’s Lancaster campus on Bowerham Road. Bailrigg is about three miles out, on a corridor Lancaster University reports runs at least 14 buses an hour during weekday daytimes in term. On availability, plainly: the house is not available for 2026/27. It is open for 2027/28 viewings at £149 per person per week, bills included. Book a time on its listing.

Questions about this search
Do you have a seven-bedroom student house in Lancaster?
We manage one: the house on King Street in the city centre, with seven double bedrooms, two bathrooms plus a separate shower room, and an open-plan kitchen and lounge. It is not available for 2026/27. It is open for 2027/28 viewings at £149 per person per week, bills included.
Is a seven-bed cheaper per person than a five-bed?
Usually a little, because the costs that barely move with household size split across seven people instead of five. It is a smaller effect than groups expect, so choose seven bedrooms because seven of you want to live together, then compare houses on the weekly figure with bills inside it.
Do all seven of us need a guarantor?
Each tenant is normally asked for a guarantor. At seven, one outstanding guarantee holds up the whole group, so collect them before you enquire.
What if a seven-bed is not free this cycle?
Tell us the seven names and the academic year and we will give you the current position, including when the current position is that nothing fits yet. Registering costs nothing and commits nobody.
