When should students start looking for accommodation in Lancaster?
Most Lancaster groups view between November and February for the following September, and single rooms keep returning to the market right through spring and summer, so a later search is normal rather than a lost cause. Start once your group and your budget are settled — then tell us what you need and we will tell you what is genuinely available for your year.
Are bills included at Bayt?
Every home we let is bills included, covering gas, electricity, water and high-speed fibre broadband, with TV licence support and laundry access where the property provides them. Fair-use caps vary with the size and type of the property, and we confirm the exact package for your home in writing before you sign, so there is nothing to work out between housemates later.
How much is the rent, and when do I pay it?
For 2026/27 our published rooms in shared houses are £125 to £139 per person per week, bills included, and the self-contained North Road studio is £229 a week for the whole studio. Rent is paid monthly in even amounts rather than in termly lumps, so the payment is the same every month and easy to line up against a loan instalment. Homes shown as under offer are not individually priced — ask us and we will tell you where they stand.
How much is the deposit, and how is it protected?
On most of our properties the security deposit is the equivalent of one week's rent — well under the five-week legal cap — and on our shared houses a holding deposit is one week's rent. Every deposit is protected through the Tenancy Deposit Scheme (TDS), one of the three government-approved schemes for England and Wales, alongside the Deposit Protection Service and MyDeposits. GOV.UK requires a landlord or agent to put a deposit into an approved scheme within 30 days of receiving it, and if there is ever a disagreement about deductions the scheme provides a free, independent dispute resolution service. Do I need a guarantor?
Most student tenancies, including ours, ask each tenant for a guarantor, usually UK-based — but if yours lives outside the UK, tell us your situation and we will consider them rather than defaulting to no. Raise it in your first message, especially if you are an international student, and it is settled long before signing day.
Can I book a viewing before deciding?
That is how most of our lets start, and a viewing commits you to nothing. The quickest route is the booking card on the property page: it shows real viewing slots for the next seven days, you pick one, and we confirm it personally with the exact address in your confirmation. Prefer to arrange it by hand, or need a video walkthrough because you are away from Lancaster or booking from abroad? Send us the property, your group size, the academic year and a couple of times that suit you. Bring as much of the group as you can: one visit that answers everyone's questions beats four separate ones.
How long is a Bayt tenancy?
Typically 48 to 50 weeks, covering the full academic year with the summer included and no separate summer retainer — the house stays fully yours over the holidays at the same simple rent, so you can leave your things in place and come and go as you please. The exact term for your home is set out in the tenancy agreement before you sign.
Which areas are best for Lancaster University students?
The Bailrigg campus sits about three miles south of the centre, and Lancaster University reports at least 14 buses an hour between the city and campus during weekday daytimes in term, with the route taking roughly 20 minutes by bike. That is why our city-centre, Moorlands and Fairfield homes work well for a Bailrigg timetable: you stay on the bus corridor and keep the shops, the stations and the city's social life on your doorstep. Scotforth, Greaves and Hala sit nearer the campus itself if you would rather trade that convenience. Source: Lancaster University.
Which areas suit University of Cumbria students?
The Lancaster campus is on Bowerham Road, and a walkable home does not have to be a Bowerham address. Our Gregson Road house is about 8 minutes' walk from the campus, and the city-centre streets — Queen Street, Penny Street, North Road and King Street — are 12 to 15 minutes. Bowerham itself is the obvious area to search as well — we do not currently let there — so compare homes on the walk you would actually do rather than on the area name.
What is included and furnished in a Bayt home?
Bedrooms come furnished with a bed, desk and storage, with furniture in the communal rooms, and the weekly rent covers the bills package for that home. Amenities such as parking, bike storage and laundry vary from house to house, so ask us about the property you are interested in or check it on the viewing — we will show you exactly what stays.
Can two of us share the studio?
The North Road studio is single occupancy, so it is not the answer for a couple. Tell us you are looking as a pair and we will show you the one-bedroom options instead, and confirm in writing what any specific home allows before you commit to a viewing.
How do I report a repair during my tenancy?
Put in a repair ticket for routine issues and attach clear photos if it is safe to do so — we respond within 24 hours. For an emergency such as a major leak or hazardous electrics, call us on 01524 888 151. If you smell gas, call the National Gas Emergency line on 0800 111 999 from a nearby property.
