Rent, bills and the bits between
What is included in the rent?
Gas, electricity, water and high-speed fibre broadband or Wi-Fi are included in every Bayt student home. Your TV licence is provided and laundry is free. That means fewer separate costs to divide between housemates.
How does fair use work?
Fair use applies to the bills package and varies by property size and type. Ask for the terms for the home you are considering so you can read the exact details alongside the rent.
When do I pay rent?
Rent is paid monthly. When comparing homes, look at the monthly payments and the full tenancy cost as well as the weekly figure.
How much is the deposit?
On most of our properties, the security deposit is the equivalent of one week’s rent. Deposits are protected through the Tenancy Deposit Scheme. A holding deposit is one week’s rent; ask us to confirm the arrangement for the home you choose.
Is there a separate summer retainer?
There is no separate summer retainer. Our student tenancies typically run for 48 to 50 weeks, with summer included.

Where should we start our search?
Start with your group size, budget and campus. Then compare the homes that fit: bedrooms and shared space, the journey you will make most often, and the full cost of living there. Send us your shortlist if you would like help narrowing it down.
Can I view before deciding?
Browse the property pages and choose the homes you want to see. Tell us which property, your group size, the academic year and when you can visit. Bring your questions about the rooms, shared spaces and what is included.
Can two people share the North Road studio?
The North Road studio is single occupancy only. If you are searching as a pair, tell us before arranging a viewing so we can discuss your requirements.
Does every house have the same facilities?
Bills, a TV licence and free laundry are included in every Bayt student home. Other details, such as bike storage, parking and outdoor space, belong to the individual property. Use the property page and your viewing to check what matters to you.
Do I need a UK guarantor?
Guarantors are usually UK-based, but we consider non-UK guarantors too. Tell us early if your guarantor lives abroad so you can discuss the next steps with our team.
Once you have the keys
How do I report a repair?
Routine repairs go through a ticket. Include your address, the room affected and a clear description, with photos if it is safe to take them. We respond to every repair report within 24 hours. Call us for an urgent tenant issue.
Where is the Bayt office?
Our office is at 42 North Road, Lancaster, LA1 1NY. Visits are by appointment only, so contact us before travelling.
Is Bayt an approved landlord?
We are a Lancaster University Homes approved landlord and a National Residential Landlords Association member. Deposits are protected through the Tenancy Deposit Scheme.
