Yes, in every Bayt student home. There is no rent-only tier and no upgrade to pay for.
Our package goes further than energy:

How much are student bills when they are not included?
The short answerBills and two paid laundry loads a week total £222.73 a month alone, or £147.98 each in a four-person house. At Bayt, these are in your rent.
- One person carries every fixed charge. The broadband line, TV licence and household standing charges are yours to pay in full.
- Sharing changes the maths. In a four-person house, those fixed costs are split; a room in a shared home will not have the same separate-bills cost as a solo home.
- Every bill is another account. You open an energy account and pay for your usage, choose a broadband provider and sign a contract, and water is another household bill to manage.

Good to know before you sign
Included, with fair use
Fair-use limits keep the package fair for every household and protect it from misuse. They are standard practice: most all-inclusive contracts carry one. Ours vary by property size and type, and you get the terms for your home in writing before you sign.
Summer included
Our tenancies typically run for 48–50 weeks, including summer, with no separate summer retainer. Bills stay included for the whole tenancy.
Council tax
A home where everyone is a full-time student is exempt. Lancaster City Council applies the exemption once it has proof of your studies.

Is contents insurance included?
No, and that is deliberate: you never pay twice for cover you may already have. Some parents’ home insurance extends to belongings at university, so check that policy first. If it does not, a student contents policy covers your own things.
Is the Wi-Fi good enough for studying and streaming?
High-speed fibre broadband or Wi-Fi is included in every student home, and our dedicated network engineer looks after the connections. If anything drops, report it through our online maintenance portal and we respond within 24 hours.
How much are student bills per week?
Including two paid wash-and-dry loads a week, the figures above come to £51.40 a week alone or £34.15 each in a four-person house. At Bayt, these services are in your rent.
Do I pay for bills over the summer?
There is nothing extra to pay. Bills are part of your rent for the whole tenancy. Tenancies typically run for 48–50 weeks with summer included and no separate summer retainer.
Do full-time students pay council tax in Lancaster?
A home where everyone is a full-time student is exempt. Lancaster City Council applies the exemption once it has proof of study. A home shared with someone who is not a full-time student is not exempt.
Bills included vs bills excluded: which is better?
