What a group should decide before the first 2027/28 viewing

• The maximum each person can pay per person per week with bills included.
• Which campus each of you travels to, and how you expect to get there.
• Whether anyone needs parking, bike storage, a ground-floor room or a quiet study space.
• Whether you want a joint tenancy for the whole group or individual room contracts.
• Who will be the lead tenant and single point of contact for the letting team.

Choosing an area for 2027/28

Lancaster is compact, but the right area still depends on which campus you are travelling to. Lancaster University's Bailrigg campus is about three miles from the city centre, and the university reports at least 14 buses an hour between the two during weekday daytimes in term, so a city-centre home is a practical base for a Bailrigg timetable — and it puts shops, work and social life within walking distance the rest of the time.

The University of Cumbria's Lancaster campus on Bowerham Road is close enough to walk to from most of our streets. We publish walking times of about 8 minutes from Gregson Road, 12 minutes from Queen Street, 13 minutes from Penny Street and 15 minutes from North Road and King Street. Walk the route once before you sign, at the time of day you would actually be walking it.

What a 2027/28 tenancy costs, and what gets confirmed in writing

Rents for 2027/28 are set per property as each home is released, but the structure around them does not change from cycle to cycle. Ask for all of this in one message — we answer the whole list in one written reply, and any landlord worth signing with will do the same.

• The rent per person per week, and exactly which bills sit inside it for that property.
• The tenancy length in weeks, with the exact start and end dates.
• The rent payment schedule — ours is monthly, in even amounts, not three termly lumps.
• The holding deposit, one week's rent on our lettings, and what it counts towards.
• The security deposit, about one week's rent on most of our homes, and which scheme protects it.
• What each guarantor is being asked to guarantee, and whether a non-UK guarantor is acceptable.
• How a repair is reported once you have moved in, and how quickly it is answered.

Still on a 2026/27 tenancy?

Many groups search for 2027/28 while they are living in a 2026/27 home. If that is you, check when your current tenancy ends before you commit to a start date on the next one, so you are not paying two rents or moving your belongings twice. And if you still need somewhere for 2026/27, that search is a different one — homes and single rooms come back to the market right through the summer.

Start the 2027/28 search in autumn 2026 with the group and the budget settled, shortlist on total weekly cost and real travel time rather than on photographs, and get every commitment in writing before you sign.
