We only let in Lancaster
Every home we let is ours, and every street is one we walk. Ask us about a house and you get a straight answer about the walk to campus, which room gets the morning sun and how the street feels in November — not a call centre reading a listing back to you. Both campuses are covered: Lancaster University at Bailrigg and the University of Cumbria on Bowerham Road.
One weekly price, bills included
Every home we let is bills included, so gas, electricity, water and fibre broadband sit inside a single per-person weekly figure — fair-use caps vary with the size and type of the property, and we put yours in writing before you sign. Rent is paid monthly in even amounts, which makes a student budget genuinely plannable and means no housemate ever has to chase the others for a share of the gas bill.
Everything in writing before you commit
Before anyone signs, we set out the rent, the bills package, the deposits, the licensing position and exactly what comes with the home. The holding deposit is one week's rent, and on most of our properties the security deposit is around one week's rent as well — well under the five-week legal cap — protected through the Tenancy Deposit Scheme. Guarantors are usually UK-based; if yours is not, tell us early and we will look at it rather than saying no by default.
Still here after you move in
The people who show you the house are the people you deal with all year. Routine repairs go in as a ticket and we respond within 24 hours; anything urgent gets us on the phone on 01524 888 151.
