Cookies Policy
This policy explains the cookies and similar technologies that may be used when you browse baytpm.co.uk or choose to use an interactive feature such as a form or map.

This page records the essential and third-party browser technologies used by the Bayt website and the choices available to visitors.
1. Who is responsible
BAYT LIMITED, trading as Bayt, operates baytpm.co.uk. Our appointment-only office and contact address is 42 North Road, Lancaster, LA1 1NY. Questions about this policy can be sent to info@baytpm.co.uk.
2. Strictly necessary technology
WordPress, the host, and security services may use short-lived cookies or technical storage needed to deliver pages, balance traffic, protect forms, prevent abuse, and keep an authenticated administrator signed in. These functions are not used to build advertising profiles.
3. Form security and Google reCAPTCHA
Enquiry, contact, repair, and viewing forms may load Google reCAPTCHA when you use a protected form. reCAPTCHA processes technical signals to distinguish genuine submissions from automated spam and may use cookies or similar storage. Bayt limits it to pages that contain a form.
4. Maps and external services
A property page may contain a Google map. Google may receive your IP address, browser details, and interaction data and may set or read its own cookies when the map loads or you open it. Links to WhatsApp, Google Forms, Google Reviews, and other external sites are governed by those providers once you follow them.
5. Analytics
We use two kinds of analytics, and you choose each one in our cookie notice. Site statistics: PostHog, on its EU cloud, counts visits and shows how our pages are used, such as where people click, how far they scroll and where a booking gets stuck. We use this only to improve this website. The Privacy and Electronic Communications Regulations allow statistics like these without consent as long as we tell you and you can switch them off, so the notice shows Site statistics switched on. Analytics: with your consent, we also use Google Analytics 4 to see which pages help people find a home, and Microsoft Clarity and PostHog's detailed visit analysis to see how visitors move through a page. PostHog may then sometimes show a short, optional question on a page. These tools never collect the details you type into our contact, booking or repair forms. PostHog collects your IP address so we can see the country and town visits come from; we do not use it to identify you. PostHog keeps this data for up to 12 months. Microsoft also collects and uses data from Clarity for its own purposes, including Microsoft Advertising; the Microsoft Privacy Statement at https://privacy.microsoft.com/en-us/privacystatement explains how. Nothing runs until you choose: until you press Accept or Save choices, no Google Analytics, Clarity or PostHog script is requested and no _ga, _ga_<container-id>, Clarity or ph_ cookie is set. Accept turns both on. Manage your preferences opens a panel where Site statistics starts on and Analytics starts off; change either one and press Save choices. Closing the notice without choosing is not acceptance, and nothing runs. We never use analytics to make tenancy decisions.
Error reports: if something on a page breaks, our website sends a short technical report of the error to PostHog so we can fix it. This happens whatever you choose in the cookie notice, because it only detects faults in the website you're using. It sets no cookie, reads nothing stored on your device, and doesn't send your IP address.
6. Your choices
You can change your mind at any time. Open Cookie settings on this page to reopen the notice and switch either kind off. When you switch Analytics off, we clear the _ga cookies straight away, stop PostHog's detailed visit analysis and tell Clarity to stop and delete its cookies. When both are off, we also clear the ph_ cookies and the browser storage PostHog uses. We record your choice in a first-party cookie named bayt_consent for 12 months; it carries a version, so if the cookies we use change we will ask you again. You can also delete or block cookies in your browser or use private browsing, though blocking essential storage may affect forms. Refusing analytics never stops you reading property information or contacting us by phone or email.
