5 Bedroom Student Houses in Lancaster for a Group of Five

Five bedrooms is the size most Lancaster groups actually want: sociable enough to feel like a household, small enough to stay organised. Our own published five-beds are city-centre homes on North Road and Penny Street, let bills included.

Quick answer

What should a group of five check in a Lancaster student house?

Check three things: how balanced the 5 bedrooms are, whether there are 2 bathrooms rather than 1, and which bills sit inside the weekly rent. Agree room allocation before you view, then send us five names and we will arrange one group viewing.

What makes a five-bed house work for a whole year

Five is the size that stays organised

Sociable enough to feel like a proper household, small enough that one joint tenancy and one bills package stay easy to manage.

Two central five-beds, two bathrooms each

Our published five-bedroom houses are on North Road and Penny Street in the city centre, each with two bathrooms and a 13 to 15 minute walk to the University of Cumbria campus.

£125 to £139 a room, bills included

Rooms in our shared Lancaster houses run £125 to £139 per person per week for 2026/27 with the bills inside the rent. Homes under offer are not individually priced, so ask us for the current position.

One joint tenancy, one set of answers

The group signs together, and a nominated lead tenant asks the tenancy, deposit and bills questions once so nobody gets a slightly different answer.

Deposits protected, repairs answered in 24 hours

Deposits go into the Tenancy Deposit Scheme with free independent dispute resolution, and we respond to reported repairs within 24 hours.

Where our five-bed houses are, and what they include

A five-bedroom house is the sweet spot for most student groups. Five people fill a house without crowding it, one joint tenancy stays simple enough to manage between friends, and the fixed household costs split far enough to keep the weekly figure sensible. It is big enough to be genuinely sociable and small enough that the washing-up rota still works in March.

Our own five-bedroom houses are city-centre homes: one on North Road beside the Grade II* listed St John's church, and one at 93a Penny Street. Both have two bathrooms, both put shops, bus stops and social life on the doorstep, and both are a 13 to 15 minute walk from the University of Cumbria campus. For a group split across the two universities that matters, because the city centre also sits on the Bailrigg corridor, where Lancaster University reports at least 14 buses an hour during weekday daytimes in term (Source: Lancaster University).

On price, rooms in our shared Lancaster houses run from £125 to £139 per person per week for 2026/27, bills included, so the number you compare between houses is the number you pay. Homes shown as under offer are not individually priced, so ask us where the two five-beds sit in the current cycle rather than assuming from a listing page.

When you compare five-bed houses, look past the photographs at the layout. How balanced are the bedrooms, and is there a box room somebody has to accept? How many bathrooms are there, and how many of those actually have a shower? Is the kitchen and living space big enough for five people to eat, work and have friends round without booking a slot? Those three answers decide the year far more than the best bedroom in the listing.

Five-bed houses are usually let to the whole group on a single joint tenancy, and we put the terms in front of you before anyone signs: the rent per person per week, a tenancy that typically runs 48 to 50 weeks with no summer retainer, rent paid monthly in even amounts, a holding deposit of one week's rent and a security deposit of about one week's rent on most of our properties. Deposits are protected in the Tenancy Deposit Scheme, and each tenant is usually asked for a UK-based guarantor — if one of you cannot provide one, tell us early, because we will consider non-UK guarantors and it is far easier to resolve before the group is ready to sign.

The fastest way to decide as a group is to see the house together. Send us your five names, your maximum per person per week and the academic year, and we will arrange one viewing for everyone rather than five separate ones. Call 01524 888 151, message us on WhatsApp, or use the enquiry form, and we will tell you what genuinely fits before you spend a Saturday walking round houses that do not.

What Makes a Good 5-Bed Student House?

Five-bedroom houses work best when the layout is balanced. The winner is rarely the one with the biggest kitchen or the most photogenic bedroom, so take the same five questions into every viewing and write the answers down.

Five-bedroom student house viewing comparison
Feature Why it matters What to ask
Bedroom balance Avoids one tenant feeling short-changed all year. Are the room sizes similar, and how will the group allocate them?
Bathrooms Five overlapping 9am starts need more than one shower. How many bathrooms have a shower, and how is the hot water heated?
Communal space Five people need somewhere to eat, work and relax at the same time. Is the kitchen and living area big enough to actually use together?
Weekly cost per person Five people can only compare houses fairly on one number. What is the rent per person per week, and exactly which bills are inside it?
Management and repairs A five-person house generates five times the small problems. Who manages the house, and how quickly is a reported repair answered?

Before Your Group Viewing

Agree your priorities before you view, so the whole group judges the house on the same terms and the person asking the questions already knows what a good answer looks like.

  • Set a shared maximum per person per week, bills included, that everyone can genuinely afford.
  • Agree three or four real must-haves, and be honest about which of them are only preferences.
  • Decide which areas work for lectures, part-time work and getting home at night.
  • Nominate one person to ask the tenancy, deposit and bills questions on behalf of the house.
  • Have everyone's guarantor details ready before you view, not after you have chosen.
  • Agree how bedrooms will be allocated, and whether rent varies by room, before you see a house worth arguing over.

Nominate a Lead Tenant Before You Book Anything

Five people trying to arrange a viewing by group chat is how good houses get lost. Letting teams respond fastest to an organised group, and the single change that makes the most difference is nominating one person as the main point of contact before you start enquiring.

The lead tenant's job is coordination, not authority. They collect everyone's availability, book the viewing, and ask the tenancy, deposit and bills questions on behalf of the house, so the same question is not asked five times and answered five slightly different ways. Everyone still views, everyone still signs, and everyone gets the same written answers.

  • Pick the person who answers messages quickly, not the one with the loudest opinion.
  • Send us their name, phone number and email with the first enquiry.
  • Give them the group's weekly ceiling and must-haves in writing before they call.
  • Have them forward every written answer to the whole group the same day.

Five-Bedroom Homes in the Bayt Portfolio

Our five-bedroom stock sits in the city-centre streets rather than the outer terraces. The published listings are a five-bedroom house on North Road with two bathrooms, about a fifteen-minute walk from the University of Cumbria campus, and a five-bedroom house at 93a Penny Street with two bathrooms, about thirteen minutes from the same campus.

Being central matters for a group of five specifically. It removes the daily bus fare for the Cumbria half of a mixed group while keeping the Bailrigg corridor close for the other half — Bailrigg is about three miles out, roughly a twenty-minute cycle, with at least 14 buses an hour between the city and campus during weekday daytimes in term (Lancaster University). Both homes are currently shown as under offer, so ask us for the current cycle position rather than relying on this snapshot.

What Five People Actually Pay

Five students comparing houses need one number each, plus a short list of the things that sit around it. This is how our five-bed lettings are structured for 2026/27, and it is the list to take to any landlord, not only to us.

What a group of five pays on a Bayt five-bedroom house
What you pay How it works What to get confirmed
Rent per person per week Rooms in our shared Lancaster houses run £125 to £139 per person per week for 2026/27, bills included. Homes under offer are not individually priced. The exact weekly figure for that property, in writing.
Bills Every home we let is bills included, with fair-use caps that vary by property size and type. The itemised package and the cap that applies to that house.
Holding deposit One week's rent, which takes the house off the market while the paperwork is prepared. What it counts towards and the terms on which it is returned.
Security deposit About one week's rent on most of our properties, protected in the Tenancy Deposit Scheme. The amount for that house and the scheme details in writing.
Tenancy length Typically 48 to 50 weeks with no summer retainer, so the house stays yours over the holidays at the same rent. The exact start and end dates before anyone signs.
Payment schedule Rent is paid monthly in even amounts rather than in three large termly lumps. The payment dates, and who in the group pays what.

When Five Is the Wrong Number

It is worth saying plainly: five is a good size, but it is not always the right one. Start from your confirmed group, not your hoped-for one. A five-bed taken by a group that shrinks to four is an expensive mistake, because on a joint tenancy the four who remain stay responsible for the whole rent.

If your numbers are drifting upward instead, the per-person arithmetic keeps improving as the house gets bigger, because the costs that barely move — the broadband line, the standing charges, one boiler and one roof — split further. Our portfolio runs well past five bedrooms, so a group of six or seven does not have to squeeze into a five-bed to stay together.

Best Areas for 5-Bed Groups

Lancaster is small enough that nowhere is far from anywhere, so choose on your walk to campus and your route home at night rather than on reputation. Moorlands and Greaves often suit groups who want student streets with quick city access. Bowerham can suit University of Cumbria students and groups wanting a calmer feel. The city centre suits groups who want shops, buses and social life on the doorstep — and it is where our own five-bedroom houses sit.

Our Recommendation for a Group of Five

For five students, the right house is the one with the fairest bedroom mix, two working bathrooms, communal space you would genuinely sit in, a bills package written down, and a local team that answers the phone. Those things matter far more across 48 to 50 weeks than one standout room. Once you have five confirmed names and a weekly ceiling, call us on 01524 888 151 or send the group's details through and we will put one viewing in the diary.

Questions students ask before booking

Short answers to the checks students usually make around bills, deposits, viewings, campus routes, and support.

Are all bedrooms in a five-bedroom house the same size?

Almost never. Victorian and Edwardian terraces produce one or two generous rooms and one small one, which is why the group should agree how rooms will be allocated, and whether rent varies by room, before viewing a house worth arguing over. Ask on the viewing whether the landlord prices rooms differently or charges one flat figure per person.

How many bathrooms should a five-bedroom student house have?

Two is the practical minimum for five people with overlapping 9am starts, and both of our published five-bedroom houses have two. Count showers rather than rooms, and ask how the hot water is heated — whether it keeps up when three people shower in the same half hour matters more than the raw ratio.

How much does a 5 bed student house in Lancaster cost per person?

Rooms in our shared Lancaster houses run from £125 to £139 per person per week for 2026/27, bills included, and a five-bed usually sits inside that range. Homes shown as under offer are not individually priced, so ask us for the figure on a specific house and we will confirm it in writing with the bills package.

Do we all have to sign as a group?

Most Lancaster five-bed houses are let to a pre-formed group on a single joint tenancy, which means the household shares responsibility for the whole rent. Confirm the exact arrangement for the specific property, and agree between yourselves in advance what the group would do if someone left.

Do we pay one deposit or five?

Ask, because both models exist. On our lettings the holding deposit is one week's rent and the security deposit is about one week's rent on most properties. Either way the money must be protected in a government-approved scheme within 30 days — we use the Tenancy Deposit Scheme, which also provides free independent dispute resolution. Photograph every room on move-in day, because at checkout the deposit is assessed on the whole house.

What is the tenancy length?

Our student tenancies typically run 48 to 50 weeks with the summer included and no separate retainer — the house stays fully yours over the holidays at the same rent, with rent paid monthly in even amounts. The exact term for a specific property is confirmed in writing before signing, along with the rent schedule and payment dates.

Do all five of us need a UK guarantor?

Each tenant is usually asked for a UK-based guarantor. If one of you cannot provide one, tell us early rather than at signing: we will consider non-UK guarantors, and it is a much easier conversation before the group has committed to a house.

Should we nominate one person to deal with the letting team?

Yes. A lead tenant who coordinates viewings and asks the tenancy, bills and deposit questions on behalf of the house saves the group a great deal of time and stops the same question being answered five slightly different ways. Everyone still views and everyone still signs.

How quickly can we get a group viewing?

Usually within a few days. Send your five names, everyone's availability and the academic year in one message through your lead tenant, and we will offer times that suit the whole group rather than running the same tour five times. Call 01524 888 151, message us on WhatsApp, or use the enquiry form.
