Still check the exact rent and dates for each property: rent is paid monthly and tenancies typically run for 48 to 50 weeks. Summer is included, with no separate summer retainer. The full written offer matters more than a number copied into a group chat.
A guarantor is usually UK-based, and non-UK guarantors are considered. Raise any questions early, including when one housemate has a different situation from the others. Ask for the proposed agreement and let each person read it. This page does not assume a particular contract structure for your house; the agreement for the actual home is where those details belong.
