1 Area comparison for student routines

These are planning cues rather than guarantees: the exact street, property and current transport timetable matter more than the area label alone. Read the right-hand column before the middle one — the thing to check is usually what decides it.

2 Lancaster University commute checks

Official university information says city-to-campus buses are frequent during term and services use the Underpass, Sports Centre or A6 stops. Cycling can be competitive for time, but route, lighting, weather, storage and confidence all matter. Run these five checks before you commit to a street.

• Check live buses for your arrival time and your nearest stop, not the area's best-served stop.
• Map the final walk to your faculty, not only the campus entrance.
• Repeat the check for the last journey home on a weekday evening and on a Sunday.
• For cycling, check secure storage at both ends and a route you would use after dark.
• For rail travel, include the trip between Lancaster station and your front door.

3 University of Cumbria Lancaster campus walking times

The University of Cumbria's Lancaster campus sits on Bowerham Road, south-east of the city centre, so most central and south-side student homes are within a comfortable walk rather than a bus ride. That changes the sums: a Cumbria student who can walk to campus does not need to price a bus pass into the weekly budget the way a Bailrigg commuter usually does.

We publish a walking time to the Bowerham Road campus on each property page: Gregson Road 8 minutes, Queen Street 12 minutes, Penny Street 13 minutes, North Road and King Street 15 minutes, and Fairfield about 25 minutes.

Read those figures as a spread rather than a ranking. Every one of them is walkable in term, so the honest question is what else the street gives you — Gregson Road buys the shortest campus walk, the city-centre streets buy the shops and both stations, and Fairfield buys the train and the garden. Nobody in that list is choosing between a walk and a commute.

4 Moorlands and Fairfield, street by street

Gregson Road is the Moorlands side's practical anchor for students. Bayt's nine-bedroom house there publishes an 8-minute walk to the University of Cumbria campus — the shortest in the portfolio — with free on-street parking described on the listing and outdoor space for secure bike storage. The street sits between the city centre and the campus, so the trade is a few minutes of town-walk for the shortest campus walk available.

Fairfield is the quieter, greener option west of the centre, and Meadow Street is where we let there. The listing puts Lancaster train station about five minutes away on foot — the closest any of our streets gets to a platform — with the Westfield Village stop about two minutes away for the 1, 1A and X1 services, a private rear garden with patio and lawn, and 50-week contracts named on the listing. The campus walk is the longest in our portfolio at about 25 minutes, so Fairfield suits students who value the train, the garden and the quiet over the shortest possible commute.

5 The journey home is the half that decides it

Every student compares the morning trip and almost nobody compares the one back. That is the wrong way round, because the morning journey is short, planned and shared with a bus full of people going the same way; the evening one is the one you make alone after a late seminar, a shift or a night out, when frequency has thinned and the weather has turned.

City-centre living wins that comparison more often than the area guides admit: the walk home is minutes, the supermarket is open on the way, and you are not dependent on a single route running late. Living further out buys quiet and often a bigger house, and the honest price of it is that a night out ends with a wait rather than a walk. Neither is wrong — but decide which one you are buying deliberately.

• What time does the last useful bus run on your route, midweek and on a Sunday?
• How long is the walk from the stop to your front door, and is it lit?
• Where do you buy food on the way home, and what time does it close?
• Would you make this journey alone at 10pm in January?
• Do your housemates share the route, or does everyone travel separately?

6 A five-minute viewing commute test

Do this on your phone while you are standing in the property, before you leave the viewing. It takes five minutes and it settles arguments that would otherwise run until February.

• Open a live journey planner for a normal weekday class time.
• Add the walk from the front door to the stop and from the campus stop to class.
• Repeat the test for an evening return journey.
• Check the route to shops, work, the station and housemates’ campuses.

7 Match the area to the home, not the other way round

Areas are a shortlist tool, not a decision. Once you know your campus, your maximum door-to-door time and what the evening journey has to look like, only a handful of streets qualify — and then you are choosing between actual houses on those streets.
