You will rule out the wrong homes much faster, without ruling out somewhere you might enjoy living.

A shortlist that everyone understands

Put the non-negotiables in one shared note: maximum budget, the people moving in, the academic year and any access or practical requirements. Separate those from preferences. A particular bedroom colour is easy to change your mind about; a journey that does not work for your timetable is not. Every Bayt student home has bills included and free laundry. Rent is paid monthly, and tenancies typically run for 48 to 50 weeks with summer included and no separate summer retainer. Get the exact weekly rent, payment schedule and tenancy dates for the home you are considering. Those details let you compare the actual commitment rather than assuming two weekly prices cover the same number of weeks.

Keep food, travel, your phone and personal subscriptions in your own budget. An included household bill is one less separate item to organise, but it does not make those personal costs disappear. If the numbers do not work for everyone, change the shortlist before somebody feels pushed into a commitment they cannot comfortably manage.
