Group size changes far more than the rent. This is what each step up actually feels like to live in, based on the houses we manage and what tenants tell us afterwards.

Ask any group that has lived in a big house what they would check differently next time, and the answer is showers. A nine-bedroom house with three bathrooms is a three-to-one ratio; a fourteen-bedroom house with five bathrooms is not far off the same. What actually matters is whether the hot water keeps up when four people shower in the same forty minutes, which is a question about the boiler and the cylinder rather than the number of doors.
